Article VI of the Declaration of Covenants, Conditions and Restrictions explicitly states that all exterior alterations, unless specifically exempted by this document, require the approval of the ARB.
This article explicitly states that any change, permanent or temporary, to the exterior appearance of one's property must be approved by the ARB. Further, once a plan is approved it must be followed, or a further application requesting approval of a modification must be submitted to and approved by the ARB.
Each application is reviewed on an individual basis. There are no "automatic" approvals, unless provided for specifically in these guidelines. For example, a homeowner who wishes to construct a deck identical to one already approved by the ARB is still required to submit an application.
